Commercial Building


This 700-sq.m. open-plan office building is to be located on a prominent street in St. Andrew, Jamaica and was designed as a flexible space for rental to a single or multiple tenants. This meant that the vertical circulation and bathroom core had to be strategically placed.

The building is to be constructed as a column and beam concrete-encased structural steel frame with a number of 'sustainable' features such as:

• Sun screens on the appropriate facades.

• Photovoltaic panels at roof level.

• 'Soft' permeable surfaces for all exposed parking spaces.

• Water collection and storage for the upkeep of the landscaping.

Other features of the building include a 'loft' space at roof level, which can be used as a penthouse or additional office space for meetings,kitchen or a gym. Parking is provided both on grade and under the building.
